Staging or preparing your home for showings is a very important step in the selling process. Here are some hints concerning staging:
INCREASE CURB APPEAL
Power wash whole exterior, including the driveway and sidewalk. Mow and trim lawn, organize and tidy the flower beds-use fresh mulch. Wash all front windows, and install new house numbers. Purchase a new welcome mat, and display fresh potted flowers near the entryway.
CLEAN AND REDUCE CLUTTER
Your home must be clean, inside and out for every showing, so clean it thoroughly and keep it that way. Clutter makes your home seems less spacious and makes it difficult for buyers to imagine themselves as the owners. Those personal items that remain must be tasteful, clean, and in good working order. Remove any extension cords or outlet splitters; they negatively distract buyers.
MAKE LIGHT AND BRIGHT
Keep all lights on, even on sunny days. Keep all draperies and shutters open.
MAKE BUYERS COMFORTABLE
Burn a scented candle for a pleasant aroma. Pet, Smoke, or cooking odors are unwelcoming, instantly turning buyers away. Soft music left playing at a low level is another quality touch.
LEAVE HOME DURING SHOWINGS
Take a drive or a walk during scheduled showings; take your pets with you. Buyers take more time to consider your home as theirs when you’re not present. Allow your agent to put the buyer at ease and take “emotional possession” of your home.
CREATE LIFESTYLE
Arrange furniture in the most appealing and comfortable way possible. If you have a view from your Florida room, for example, arrange seating for the buyer to enjoy. Clean and arrange patio furniture, as many buyers look forward to time spent outdoors, as well.
